房屋投資策略:新屋還是舊屋好?

很多投資者都問過這問題,在美國,投資客的差別很大。很多投資客在剛開始時只敢投資新屋,但新屋其實成本高很多,而且看建築時代,很多新的材料和質料其實沒有舊的房屋好。

新的房屋最大的特色是新的合成材料很多,這是建築業最大的特色;我們現在來看看買舊房作整修有哪些可以考慮的策略。

我們自己買的舊房也不少,最舊的是1920年代,大部分是1950到1970年代的房。我們的美國INSPECTOR常說這句話:Older homes were built to last forever,很多美國買家反而都喜歡買舊房來作整修而不是買新房,這點和很多亞洲投資者不同。

舊房主要是外殼經常較好,所以並不需要作太多的外面的整修,只需要作裡面局部的整修。

不過舊房有幾個很重要需要注意的地方:

1)水管:舊的水管是銅作的而不是PVC,年代久了會生繡,需要注意。換PVC的水管較好。

2)大樹:很多舊房旁邊都有大樹,根會跑到房子下面,造成地基上的問題。

3)屋頂:屋頂的壽命大概15年,20年以上沒換屋頂是滿難的。所以要確定屋頂的更換時間,還有是否有保證書。

4)電路版:ELECTRIC BOX。很多整修經常忘了這塊,然後裝了新的電器才發現問題。還有,德州有家公司叫FEDERAL PACIFIC,它的ELECTRIC BOX出了很多問題還著火,現在保險公司不保有裝這牌的房屋。

5)電力不足:舊的房子往往是100AMP而已,所以需要升到160或200AMP

6)窗戶:我經常和我的投資客說窗戶的重要,新的窗戶可以降低大概20%到30%的能源。租客往往會因為可以住到可以省電費的租房然後願意支付更高的租金。我們大部分換成裡面有ARGON GAS的窗戶。

7)水龍頭:新的水龍頭的設計較好,也可以省水。

8)冷暖氣:大概15年換一次,一樣道理,可以省不少電費。

我們在作整修時,會往然後幫租客去省些錢的角度去看,他們住的開心,以後調租金也較容易。這點是我和一個美國的投資者學的,他有200多間房屋,他的租客平均都會住5年以上,然後他每年上調50塊到75塊之間,幾年下來,租金上漲了將近40%之多,也是很可觀。
