Acquisition Consultancy

Ohio Properties – Acquisition Consultancy – this includes research, analysis, property inspection, comps analysis, assistance in closing / settlement, arranging insurance, negotiating with the seller, contracts / agreements – all the way to the handover of the property to the property manager.

Pricing Structure: 

Ohio:

i) With Property Inspection by Inspector – US$2,300

ii) Without Property Inspection by Inspector – US$2,000

For buyers who are buying more than 3 properties – please contact us for our VIP rate.

Texas: 

No buyer’s fee for Texan properties.

Company Registration & Incorporation

– Setting up company in different states (Texas and Ohio primarily)

– Company registration process, name search, article of incorporation filing.

– Preparing Operating Agreements – these will be required and compliant for banking

– Apply for EIN

– Corporate resolutions and Minutes for banking

– Where appropriate, act as the registered agent for your company

We will always confirm the pricing before proceeding with our services.

Fees: US$500 + Government Charges ($200 to $350 depending on which state). 

Banking Services

– We can assist you in setting up bank accounts in the U.S. by providing with limited authority to open and operate your company bank account.

– We partner with Cathay Bank and Chase bank primarily

– Setting up online bank services and hand-over to you

We will send you a Banking Services proposal & engagement letter for review prior to setting up the banking for you.

Fees: US$250 + US$200 (for deposit to set up a business bank account)

Mortgage / Loans

– Cathay Bank has several products that foreign investors can consider for financing including Non-residential investor mortgage and also a commercial loan tailored for LLCs

– These products are available in certain states including Texas

– Also special programs for apartment buildings

Project Management in Renovations & Repairs

– One of us will act as the project manager for you to check on the progress and act as the local contact point for your renovations & repairs.

– Works will be checked and verified by our team and photos will be taken and shared with the clients for verification.

– Regular visits to ensure works are performed according to the proposal by the contractors.

Fees: US$750 to US$1,000 per property depending on the repairs / renovation works required.
