- Location: B, I gave it B as this is a safer area, mostly families.
- Neighborhood: B, we have some properties in the same neighborhood already, mostly families, but mix with some Section 8 tenants.
- Configuration: Small, but sufficient space for a 3 bedroom house
- Rental range: Nearby properties are renting out between $550 to $650 range, we had a similar sized property updated and rented at above $620 a month.
Special Notes: Basement will needs to be either finished (painting – walls and flooring), or strip out what was partially finished and apply mold remediation, bathroom in basment is an optional, roof looks reasonable.

Analysis:
1. Location: B, on Medford, Youngstown School District
2. Neighborhood: B, very quiet, leafy neighborhood
3. Rentability: $650 to $700 is very likely, we have properties in this subdivision already
4. Configuration: B, very good layout, but just 1 bathroom, it has attached garage which is a bonus
Special Notes: It is a corner lot, bigger lot size, it does have 4 bedrooms, 1 barthoom, but another bathroom in basement can be cleaned up and used again. Hard floor under carpets already, newer windows, roof looks OK, but can see some signs of small tears and wears.
